How we work: from first enquiry to handover

Every project is different, but the process behind it stays the same — clear steps, clear communication, and no surprises. Here’s what to expect when you work with S&P, from your first phone call through to the day we hand back the keys.

STEP 1

Initial enquiry & site visit

It starts with a conversation. Get in touch by phone or through the website, and we’ll arrange a free site visit at a time that suits you. We’ll look at what you’re hoping to achieve, talk through the options, and give you an honest steer on what’s realistic for your property and budget.

STEP 2

Detailed, itemised quotation

Following the site visit, we put together a clear, written quotation — not a rough estimate on the back of an envelope. We set out exactly what’s included, so there are no hidden extras added once work is underway. If your project is still at the concept stage, we’re happy to help you think through options before committing to a final specification.

STEP 3

Planning permission

Many home improvement projects — most single-storey extensions, for example — fall under Permitted Development and don’t need full planning permission, provided certain size and position limits are met. Others, particularly larger extensions, new builds, or any work to a listed building or within a conservation area (common in East Budleigh and Topsham, for instance), need a full planning application to the local authority.

We check this for every project as standard, and where an application is needed, we guide you through what’s required and liaise with the council on the technical detail.

STEP 4

Building regulations

Separately from planning permission, most structural or significant building work needs Building Regulations approval, to confirm the work meets current standards for structural safety, fire safety, insulation, ventilation and more. This can be handled either through the local authority’s Building Control team or an approved independent inspector. We manage this process throughout the build and arrange the final sign-off and completion certificate once the work is finished.

STEP 5

Agreeing the contract and start date

Once you’re happy with the quotation and any necessary permissions are in hand, we agree a start date and a clear payment schedule tied to project stages, so you always know what you’re paying for and when.

STEP 6

The build

During construction, we keep you updated on progress, flag any decisions that need your input promptly, and keep the site as tidy and considerate as possible — particularly important when we’re working in and around an occupied home. You’ll have a single point of contact throughout, rather than juggling different tradespeople yourself.

STEP 7

Snagging and completion

Before we call a job finished, we walk the completed work with you, address any final snagging points, and make sure every detail is right — not just structurally sound, but finished to a standard we’d be happy with in our own homes.

STEP 8

Handover and aftercare

On completion, we hand over any relevant certificates, guarantees and building control sign-off documents. If anything needs attention after you’ve moved back in or started using the space, we’re on hand to sort it — our reputation has been built on repeat work and personal recommendations, and that only happens when customers are genuinely happy after we’ve left site, not just on the day we finish.
